For the last 6 months I have been searching the DC market for good investment properties. I continue to see properties deflate in prce and think we have yet to hit the bottom (as an example; see one of the properties I visited today at the Sonata). Many may think that this is a crazy time to buy, but if you stay calm, do your research and act firmly, then investors could land some fantastic deals.
Slowly stalking that ‘right property’ has the added benefit of allowing investors to increase their cash reserves and knowledge of the real estate market. This knowledge will help investors manage their risk while healthy cash positions will enable investors to negotiate from a position of strength.
Ignoring the herd and acting dispassionately will allow investors to win in a market that’s unsure of the future. I’m with the SAS when they say “Who Dares Wins”
